This may seem counterintuitive. However, let’s look at this concept for a moment. Many homeowners think that pricing their home a little OVER market value will leave them room for negotiation. In actuality, this just dramatically lessens the demand for your house (see chart below).
Instead of the seller trying to ‘win’ the negotiation with one buyer, they should price it so that demand for the home is maximized. By doing this, the seller will not be fighting with a buyer over the price, but will instead have multiple buyers fighting with each other over the house.
Realtor.com, gives this advice:
“Aim to price your property at or just slightly below the going rate. Today’s buyers are highly informed, so if they sense they’re getting a deal, they’re likely to bid up a property that’s slightly underpriced, especially in areas with low inventory.”

2. Use a Real Estate Professional

This too may seem counterintuitive. The seller may think they would net more money if they didn’t have to pay a real estate commission. With that being said, studies have shown that homes typically sell for more money when handled by a real estate professional.
Research posted by the National Association of Realtors revealed that:
“The median selling price for all FSBO homes was $185,000 last year. When the buyer knew the seller in FSBO sales, the number sinks to the median selling price of $163,800. However, homes that were sold with the assistance of an agent had a median selling price of $245,000 – nearly $60,000 more for the typical home sale.”

Bottom Line

Price your house at or slightly below the current market value and hire a professional. That will guarantee you maximize the price you get for your house.

I will always recommend that my buyers get and attend a home inspection.  It protects their investment and teaches them about their new home.

What to Expect When Home Inspecting | Simplifying The Market

So you made an offer, it was accepted, and now your next task is to have the home inspected prior to closing. More often than not, your agent may have made your offer contingent on a clean home inspection.
This contingency allows you to renegotiate the price paid for the home, ask the sellers to cover repairs, or even, in some cases, walk away. Your agent can advise you on the best course of action once the report is filed.

How to Choose an Inspector

Your agent will most likely have a short list of inspectors that they have worked with in the past that they can recommend to you. Realtor.com suggests that you consider the following 5 areas when choosing the right home inspector for you:
  1. Qualifications – find out what’s included in your inspection & if the age or location of your home may warrant specific certifications or specialties.
  2. Sample Reports – ask for a sample inspection report so you can review how thoroughly they will be inspecting your dream home. The more detailed the report the better in most cases.
  3. References – do your homework – ask for phone numbers and names of past clients that you can call to ask about their experience.
  4. Memberships – Not all inspectors belong to a national or state association of home inspectors, and membership in one of these groups should not be the only way to evaluate your choice. Often membership in one of these organizations means that there is continued training and education provided.
  5. Errors & Omission Insurance – Find out what the liability of the inspector or inspection company is once the inspection is over. The inspector is only human after all, and it is possible that they might miss something they should have seen.
Ask your inspector if it’s ok for you to tag along during the inspection. That way they can point out anything that should be addressed or fixed.
Don’t be surprised to see your inspector climbing on the roof, crawling around in the attic, and on the floors. The job of the inspector is to protect your investment and find any issues with the home, including but not limited to: the roof, plumbing, electrical components, appliances, heating & air conditioning systems, ventilation, windows, the fireplace & chimney, the foundation and so much more!

1. Boldly Painted Walls

Halloween cleanup can be the scariest thing about the holiday. Here’s a tip sheet on how to remove eggs, toilet paper, wax, and other messes that go bump in the night.
Halloween can be a messy holiday. With pranksters about, you may end up with egg yolks dripping down your siding and toilet paper hanging from your trees. Inside, you might drip candle wax on your carpet, and your little ones could leave makeup stains on your furniture. Hey -- it’s the price of having fun.
But when the fun is over, the cleanup begins. Here are some tips from the American Cleaning Institute and others on removing the Halloween mayhem that little tricksters leave behind.

Egg Splatters on Your House

Time is your enemy when your house has been egged, because sunbaked yolks can stain your siding. Also, micro-shards of shell can become embedded in paint or act as an abrasive when you clean off the gunk.
Instead of scrubbing, spray away the egg with your garden hose. But don’t aim the hose full blast at the yolk, which will splatter the mess. Instead, Popular Mechanics magazine suggests first wetting the siding below the egg, then gently spraying the siding above the egg; the water will fall in sheets and flush away the mess.
If you need more cleaning oomph, dip a brush into a bucket of warm water (never hot, which will bake on yolks) and dish soap, and then scrub away the mess.

Toilet Paper in Your Trees

Wet toilet paper is a beast to remove from trees. So wait until the sun evaporates dew; or, if rain is predicted, start removal right away.
Use a rake to grab and pull the TP down, a leaf blower to blast it, or a telescoping reacher/grabber to pluck it.
Start at the top and work your way down. Immediately throw paper away: Leaving it on your lawn can smother grass.

Candle Wax on the Carpets

Never try to remove hot wax from carpeting. Not only can you burn yourself, but you’ll likely spread the wax, making a bigger mess.
When the wax has cooled, break it with a dull knife or Popsicle stick. Throw away the pieces.
Cover remaining bits with a paper towel or rag, and press a warm iron to the area. Replace the towel frequently to avoid spreading the wax.

Halloween Makeup on Upholstery and Carpet

Many commercial carpet and upholstery cleaners remove makeup from unwanted places. The only tricky part is applying these cleaners.
Always test the cleaner on an inconspicuous spot. Apply a dab of cleaner on a white cloth, then hold it to the test area for about a minute. If no color is transferred to the white cloth, the cleaner is safe.
Never rub cleaner on a stain. Rather, blot the stain starting from its outer edge and work to the center.

Don’t Disqualify Yourself… Over Half of All Loans Approved Have a FICO Score Under 750

The results of countless studies have shown that potential home buyers, and even current homeowners, have an inflated view of what is really required to qualify for a mortgage in today’s market.
One such study by the Wharton School of Business at the University of Pennsylvania, revealed that many Millennials have not yet considered purchasing a home, simply because they don’t believe they can qualify for a mortgage.
The article quoted Jessica Lautz, the National Association of Realtors’ Managing Director of Survey Research, as saying that there is a significant population that does not think they will be approved for a mortgage and doesn’t even try. The article also quoted Fannie Mae CEO Tim Mayopoulos: 
“I do think that there’s a sense out there in the marketplace among borrowers that credit may not be available, especially for people with lower credit scores.”
 Ellie Mae’s Vice President, Jonas Moe recently encouraged buyers to know their options before assuming that they do not qualify for a mortgage:
“Many potential home buyers are 'disqualifying' themselves. You don't need a 750 FICO Score and a 20% down payment to buy.”

So what credit score is necessary?

Below is a breakdown of the FICO Score Distribution of all closed (approved) loans in August fromEllie Mae’s latest Origination Report.


Over 50% of all approved loans had a FICO Score under 750. Many potential home buyers believe that they need a score over 780 to qualify.

Buying a home is complex – and many people just don’t understand the process or what it takes to get a mortgage.
Consumer surveys conducted by Fannie Mae’s Economic Research and Strategy Group (ESR) have shown 85 percent think they need to put more down (12-15 percent) than is actually required (3 percent for Fannie Mae’s HomeReadyÒ program, for those who qualify).
Research from ESR’s National Housing Survey shows that this common misunderstanding is even greater among households of modest means and minority households. More than half (54 percent) of those with income below $50,000 did not know what the minimum down payment could be. Similarly, 47 percent of African Americans and 48 percent of Hispanics were unaware.
Credit Education is Important
A home is the largest investment most consumers will ever make. Yet, few seek out the advice of independent professionals who could help them through the process like HUD-approved housing counseling agencies. “The availability of high-quality and independent professional housing advice could be the best kept secret in the industry,” says Joe Weisbord, a director in Fannie Mae’s Single-Family business who works on access to credit.
Although not well known, it’s an approach that works.
A study of the two-year loan performance of more than 18,000 pre-purchase counseling clients from the NeighborWorks America’s network found clients who received counseling were one-third less likely to become 90 or more days delinquent in the two years since obtaining their loan when compared to similar borrowers who did not receive pre-purchase counseling.
